This Indenture made this sixteenth day of May in the year of our Lord One Thousand Seven Thousand and ninety six Between Joel Oxley [crossed out: ____and____his wife] of the County of Loudoun and Commonwealth of Virginia of the one part and Henry Oxley Junr of the County and Commonwealth aforesaid of the other part. Wittneseth that the said Joel Oxley [crossed out: ____and____his wife] (?--) in consideration of the sum of Sixty Pounds. . .Current Money of Virginia to him in hand paid by the said Henry Oxley Junr (?--) before the sealing and delivery of these presents receipt whereof the said Joel Oxley doth hereby acknowledge and thereof and from (?--) thereof doth release acquit and discharge the said Henry Oxley Junr his heir=s executors of administrators. He the said Joel Oxley [crossed out: ____and____his wife] hath granted bargained and sold, aliened, released and confirmed and by these presents do grant bargain, sell, alien, released and confirm unto the said Henry Oxley Junr and his heirs & assignees all that tract or parcel of land situated, lying & being in the county aforesaid and bounded as follows: Beginning at a red Oak on a hill (?--) a corner to Hannah Stephen=s land thence with her line South thirty five degrees East one hundred and twenty poles to a locust post corner to the said Stephen=s hence eighty two degrees East thirty four poles to a gum in a branch, thence sixty degrees, East forty four poles to a chesnut and hiccory Saplin in the line of [could it be >Everitt=?] Oxley and corner to Hannah Stephens, thence with said Oxleys (?--) North thirty degrees East forty Seven poles to a hiccory Saplin on a Stony Ridge, thence north Sixty degrees, West One Hundred and forty three poles to a gum on the side of a Branch, thence up said Branch the Several Meanders thereof, to the Beginning, Containing about fifty Acres be the same more of less which said land was Conveyed by Henry Oxley (by deed of [?Feoffinen ?] date the [?Sixth] day of January 1771) to his daughter Rachel Oxley and by the said Rachel Oxley devised unto her son Joel Oxley party to these presents which said Deed and Will are duly proved & Recorded among the Records of the County Court of Loudoun reference thereunto being had will more fuly and at large appear... And all houses, outhouses, buildings, Orchards, ways, waters, watercourses (?--) commodities, (?heisoitaimounts) and appurteances whatsoever to the said premises hereby granted or any part thereof belonging or in any wise appertaining and the reversion and reversions remainder & remainders rents Issues and profits thereof and also all the Estate Right title Interest Use trust property claim and demans whatsoever of Him the said Joel Oxley [crossed out: ____and____his wife] of in and to the said premises to have and to hold the said fifty acres of said above mentioned and described premises with the apurtenances unto the said Henry Oxley Junr and his heirs and assigns forever. To the only proper use benefit and behoof of him the said Henry Oxley Junr and of his heirs & assigns forever and the said Joel Oxley [crossed out: ____and____his wife] now at the time of Sealing and delivering of these presents are (?Seized) of a good Sure perfect & indefeazible estate of Inheritance in fee simple of and in the premises of aforesaid And that He hath good right lawful & absolute authority to convey the same to the said Henry Oxley Junr (?--) and form aforesaid and that the said premises noware & so forever hereafter shall remain and be free and clear of and from all former and other Gifts grants bargains Sales Dower rights title of Dower judgements, Executions, titles, troubles, charges, and incumbrances and whatsoever had made Committed done or Suffered by the said Joel Oxley [crossed out: ____and____his wife] or any other person or persons (??? respect of the premises hereby excepted and foreprized) And Lastly that He the said Joel Oxley [crossed out: ____and____his wife] and His Heirs and against the claim of all and every other person or persons whatsoever shall and will warrant and forever defend by these presents In Witness whereof the said Joel Oxley [crossed out: ____and____his wife] hath hereunto set His hand Affixed His Seal the day month and year first above written.
